Fordell’s Lodging

Fordell’s Lodging stands as a testament to Kadima’s innovative approach and commitment to revitalizing historic properties. This project began with our decision to invest in our own development, leveraging our expertise to identify opportunities in coastal areas of Fife, commuter towns in the Lothian area, and potential regenerative zones in Edinburgh.

With resource limitations in mind, we embraced creativity and readiness to tackle challenging sites. Fordell’s Lodging emerged as a prime candidate, boasting a strategic commuter town location, significant potential value uplift and captivating aesthetic characteristics. The Grade A listed church hall was acquired unconditionally, without institutional financing, reflecting our confidence in the project’s potential.

After securing planning approval for a transformative change of use to a three-bedroom, two-bathroom residential unit, we forged a partnership with Lowry Capital to facilitate the construction phase. The renovation journey encompassed minor demolition, a ground-up extension, and meticulous interior enhancements, breathing new life into the historic property.

Despite the inherent challenges of working on a structure dating back to 1661, our team and contractors rose to the occasion, delivering a truly unique and stunning residential unit. With a GDV of £410,000 and a remarkable 55% Gross Profit, Fordell’s Lodging is a testament to Kadima’s vision, expertise, and unwavering confidence in our development strategy

Farm Redevelopment Project

Our management team proudly served as a development consultant on the redevelopment of an exsting farm into a picturesque countryside retreat. Our role encompassed identifying, acquiring and delivering the perfect site for our client.

From the outset, our focus was to meet our clients specific requirements while ensuring optimal budget, location, and value-add potential. After extensive evaluation, a farm steading in Stirlingshire emerged as the ideal choice. We facilitated the negotiation of the purchase, structured funding, and managed legal intricacies to secure the site.

Subsequently, we shepherded the 6000sqft steading through planning and building warrant design stages, culminating in successful approvals for its transformation into a short-term let accommodation. The project presented unique challenges, including weather-related adversities, the need for extensive refurbishment of dilapidated structures within the steadings and a significant groundworks package

Our adept Quantity Surveying skills came to the fore as we negotiated and tendered construction contracts for a diverse team of over ten contractors. Despite the hurdles, we achieved remarkable success, ensuring the contractors handover was delivered to our client on-time and within budget.
